Tenant Experience Redefined: How to Create an Engaged Tenant Community in 2022
Logicor is a leading owner and operator of modern logistics facilities in Europe. It provides its customers with high-quality distribution centers among key markets in Europe. The company has more than 660 buildings with a total area of13.6 million sq. m. Logicor Piaseczno is a thriving, 61 thousand sq. m. logistic park, consisting of five warehouses and seven buildings. Among its tenants there are such companies as T-Mobile and Auchan Direct.
The Logicor’s goal was to improve the vehicle entries and exits capacity. The company wanted to increase a safety level by registering all vehicles entering and leaving the premises, and to allow fully remote operation of one of the two entrances to the park. Logicor wanted to integrate into one central system all the necessary tools available for technical employees and managers to achieve process standardization. It was also crucial to offer tenants, and platform’s users, a possibility to report technical problems, inform about their needs and requirements.

Logicor decided to implement Smart Security Desk System which allows to manage vehicle traffic in the park. All entries and exits are recorded automatically or manually through touch screen equipped stations in the reception. The system is a combination of IP video surveillance technology with video analytics, loT sensors and central software which controls the entry/exit processes. The central entrance supports remotely the second gate allowing the optimized security of the facility.
Additionally, RFID tags have been installed in the cars of regular suppliers, employees and frequent visitors. The tags communicate with the barriers that open automatically after a positive verification. Smart Security Desk system is the main module of Singu FM application which was implemented in the next step. The Singu system is a tool dedicated to facility managers, technical teams and tenants to ultimately facilitate communication between them. The application interacts with beacon sensors, fitted at many places of Logicor Piaseczno. Beacon tags are used both during inspections and surveys, clearly identifying which employee is performing the rounds and at what time.
