10th edition of Facility Management Days in Slovakia

The costs of long-term maintenance of buildings as well as tools that help to optimize operations were the main topics discussed during the jubilee, 10th edition of Facility Management Days organized by Slovenská Asociácia Facility Managementu.

What were some important thoughts from this year’s event?

· Róbert Ruňanin from ENGIE Slovensko pointed out that the cost of maintaining a building after 25 years usually exceeds the cost of its construction. That is why care for its exploitation is so important.

· There were also given some examples of successful revitalizations, like the building Pradiareň 1900 by YIT Slovakia and BK, a.s., presented by Marcela Rukanovská.

· When planning and implementing these investments, it is also significant to use tools to improve communication between all parties of the process (investor, manager, facility company, and tenant).

The conference, where you could have met Krzysztof Gawliczek, after last year’s restrictions, was undoubtedly a breath of fresh air and the moods there seemed to be slightly optimistic. This positive vibe was confirmed by the scientific research published at the conference and carried out by the 2muse Agency, according to which most of the surveyed companies look at the year 2022 with hope.

Alan Colquhoun has participated in CEE Property Forum

The real estate events are getting back to on-site form, after #MAPICItaly in Milan, this week Alan Colquhoun has participated in CEE Property Forum by Property Forum Events & News.

Here are some key thoughts from the event:

·  ESG strategies, covered in all presentations and discussions, were the main topic at this year's conference. Especially the E (Environmental) referring to sustainability and net-zero carbon as well as the S (Social) referring to employees' and tenants' well-being. Offices in the „new normal" reality must be highly specialized and flexible to bring employees back.

· Angelus Dr. Bernreuther from Kaufland Deutschland gave an interesting presentation about "Five Theses for the Future of Retail Property". These are:
1. Revitalization of retail property
2. Mixed-Use meaning adding other uses alongside retail
3. Digitalization – implementing multi-channel retailing rather than just online, also taking into account how the customer and the retailer interact, including at the property
4. Local supply is becoming the most important "frequency anchor" for retail property (referring to frequency and loyalty of customer visits)
5. Sustainability – its impact on retail property will intensify.

·  The hotly discussed topic was also the inflation risk and how this impacts construction costs, which have already increased a lot. Also linked to this is a shortage of staff or recruitment difficulties in many countries.

The consequences of the Covid-19 pandemic brought a lot of challenges in the real estate industry but also gave room for creativity and new ideas. Let's see what the future brings in a post-pandemic reality.

It was a fantastic experience to be back at a large face-to-face event and meet with the other 500 professionals.

MAPIC Italy Milan

"It was such a great experience to back to face-to-face meetings with other professionals during MAPIC Italy in Milan!” said Patrycja Miklińska, our representative, who had the pleasure to participate in Italian event last week.

„Covid has accelerated innovation in retail. It is strategic to have a mixed-use component for Food, Leisure, and Innovation. Spaces are designed keeping in mind the experience that the consumer wants to have.” said Niccolò Suardi, Head of High Street Retail Italy, Colliers Italy.

Not only pandemic but also digitalization are today’s retailers’ big challenges they must face. The space in shopping centers is beginning to change and evolve, adapting to the needs of customers who nowadays often shop online instead of in-store. „We must transform the shopping experience into a social experience, investing to be able to remain relevant for today’s consumer.

What is crucial, even though the conference was conducted mainly in the Italian language, attendees received a special headset, thanks to which they could hear the current translation of the lecture. Moreover, nice and comfy places for networking allowed participants to meet each other, sit and exchange their own insights on which direction the retail industry will go after the COVID-19 pandemic.

Stelvio for Life – Charity Through Sport

Stelvio For Life is an event that combines sport with charity activity and we are pleased to support it!

What is it about? Stelvio for Life is a 21 km charity climb on the Passo dello Stelvio – one of the famous passes in the Italian Alps. All participants have a beautiful goal on their way – raise funds to the Center of Personalized Cancer Treatment by running, cycling, or hiking up. This charity event has already raised more than $1.8M to support fundamental research for personalized cancer treatment.

Velis became the Bronze Sponsor of one of the teams participating in Stelvio for Life onsite on Saturday 28 August 2021 – the Team of Prologis company. Software is not the only field where we cooperate with our clients. Thank you Prologis for another joint charity initiative!
